The Housing Cycle Continues

We went to go and see a house today, it wasn’t perfect but ti just fit within the budget and it was livable, we were told (as I’m sure many people are) that there had been an offer for the asking price which was fair enough.

On the way to work I debated about putting a higher offer in but I really couldn’t afford to get into a bidding war.

I called the estate agent and offered £500 above the asking price, not much but its an offer, the lady on the telephone thanked me and said she would tell the owners and get back to me.

5 minutes later another women called me from the same number and in a very stern voice told me she would NOT be submitting my offer to the client unless I came to the office TODAY with proof that I actually have the mortgage and deposit.. (which I do by the way.. well most of it)

So I naffed it off, no way I was going to go to the bank, fill in the form again (because the women who offered it to us is on holiday this week) go through all of the questions just to get a piece of paper that I have to get up to harehills before 5 to deliver on a house that I’m probably not going to get.

20 minutes later I got another phone call… The owners of the house had received my offer but apparetly because I will have a morgage, they would only be prepared to listen to an offer of 2 grand more…. what?

So first time buyer, no chain, offering above the asking price and its still not enough?

We have also been told several times by the estate agency that it was a house repossession so I’m trying to work who the owners are and if I’m being bullshitted just to put a higher offer in (I won’t be by the way).

There are plenty of houses on the market and no doubt lots of others will try and screw me but now we start again… rightmove.co.uk here I come.

    Looked to me as though the house was a builders buy & been ‘done up’ to resell at a ‘nice little earner’ price but the housing slow down has stymied that.

    Have you checked with the local Leeds Land Registry Office, they can tell you who owns the place & what they paid (not sure if they charge for info) or Leeds Council will have the names on the electoral role as at last October – no names registered there may indicate builder/developer.

    Walk away Dom. Like you said – there will be plenty of others coming up. I’m in the same boat as you and are alooking at a few houses at the moment. You will see one that you like and is not just “livable”. When that happens, that when you offer as much as you can.

    Welcome to the wonderful world of estate agents!

    Owner: a repo is owned by the bank, but they still have to get the highest price that they can for the property.

    I have to say that this does not make much sense to me. Something tells me it has more to do with trying to get a few more pennies from you than a real problem. I think you are best walking. You never know, they might be back in touch.

    Mate, Jeez! Flipping estate agents!! I agree with Lee, walk away! Forget what pron of the ladder your on, or what kind of buyer you are, stick to your guns. In my experience no seller today would demand that, hells no!

    You have a budget, stick to it. Form a good relationship with at least one estate agent that you trust and go from there. Leeds I’m sure holds a few cowboy agents and being a first time buyer they may see you as an easy target.

    Never be rushed into a decision, nor start a bidding war. Your in the driving seat and have more options than you may realise.

    I thought everyone said it was a buyer’s market? sounds like you were unlucky on 2 fronts there, I’d leave it and look for someone more customer focused.
